How to write a 30-day notice to vacate letter (and a template)

The 30-day notice serves many purposes. In addition to letting your landlord know that you intend to move out on the date provided, the notice tells your landlord what to do with the tenant's personal property, such as computers and furniture. By giving the property to the landlord, you give the landlord priority over your possessions and avoid the burden of dealing with them after you move. The landlord also has to use their best judgment about what should be kept in order to keep your belongings out of violation. In addition to giving you the 30-day notice, you may be responsible for removing your personal property during your time of tenancy (called “uncreating”). This means you are financially responsible for removing  your personal belongings from your old place before you move in. This means you should not accept “help” while moving into your new home — you.

Lease has been automatically terminated. This can be a HUGE problem for tenants who have a lease and rent control. As many landlords see it, a 30-day notice to vacate automatically terminates the lease.
